Pad Type 03 · Split-Estate Land Work
Surface leases, mineral rights, and easements on oilfield pads.
In oil and gas basins, the mineral estate is dominant and the oil and gas lessee holds implied surface-use rights only for operations reasonably necessary to produce the leased minerals. Running third-party compute containers or selling off-lease power typically requires a separate commercial surface lease from the fee surface owner, plus coordination with the oil and gas operator and any agricultural or grazing tenant.
Because our landmen run both the courthouse land work and the Methane.Exchange qualification desk, we check who holds the surface fee, what mortgages or grazing leases exist, and what fuel-line and road easements are needed to connect the pad cleanly.
